Treatment Plant Servicing & Repairs in Caterham

Annual servicing, repairs and desludging for sewage treatment plants at homes and rural properties around Caterham.

Private sewage treatment plants are less common around Caterham than in the clay villages further south, but they’re still a familiar sight on the Downs. They tend to serve larger houses on big plots, homes rebuilt beyond the reach of the sewer, and farm buildings turned into houses. In most cases the nearest sewer is simply too far away to connect to.

On chalk, most plants send their treated water into the ground through a drainage field rather than to a stream. That puts the emphasis on clean effluent, because whatever leaves the plant soaks down towards the aquifer. A blower that has stopped or a plant overdue for desludging can let poorly treated water through without any obvious sign at the surface. Cloudy or smelly water at the final chamber is a sign to call us.

Our engineers service every major make of plant, carry common spares on the van and can arrange desludging on the same day. We also keep a note of when your next service is due and get in touch before it comes round, so the plant never drifts out of maintenance.

What's included

What we check at a service

The parts that keep a plant treating properly, and the ones that tend to fail.

  • High-level alarm

The alarm is tested so it will warn you if the plant starts to back up.

  • Blower and air supply

We check the blower is running correctly and that air is reaching the diffusers, because that’s what keeps the bacteria working.

  • A written service record

You get a record of the visit and our advice, handy for your files or when you sell the property.

  • Pumps and floats

Any pumps are run and tested, and floats are checked to make sure they move freely.

  • Lid and access

The lid, seals and fixings are checked so the plant stays safe and watertight.

  • Outfall and drainage field

We look at where the treated water goes, so problems with the outlet or drainage field are picked up early.

Permits and protection zones on the chalk

Most small household plants can run under the General Binding Rules without a permit. The main exception is a newer discharge to ground inside source protection zone 1, the area closest to a public water supply borehole, which normally needs a permit from the Environment Agency.

Whether or not that applies to you, the rules still expect the plant to be maintained as the manufacturer says, with sludge removed by a registered waste carrier. We leave a written record after each visit, and we can look after your control panel too if it’s showing faults.

All the main makes

We service and repair the common makes found on homes and small sites, including Klargester, Conder, Marsh, Graf, Tricel and WPL Diamond. If you’re not sure what you have, a photo of the lid or the panel usually tells us.

If parts for an old plant are no longer made, we’ll explain the options honestly.

Questions answered

Treatment plant questions

Where does treated water go from a plant on the chalk near Caterham?

Usually into a drainage field, because there are few streams up on the Downs to discharge to. The chalk underneath then filters it on its way down to the groundwater. That’s why a plant here needs to keep treating properly all year, not just on the day someone checks it.

Can I take over a plant when I buy a house?

Yes, and it’s worth booking a service soon after you move in, so you know its condition and get a fresh service record. Ask the seller for any manuals and past records too.

Does the blower need to run all the time?

On most plants, yes. The blower keeps air flowing to the bacteria that treat the waste. If it stops for long, the plant stops treating properly and can start to smell.

Is it worth upgrading an old septic tank on the Downs to a treatment plant?

Often, if the soakaway is failing or the house is being extended. A plant produces much cleaner effluent, which suits the chalk and its groundwater far better. Whether it’s needed depends on your tank, your soakaway and any planning issues, so a survey is the sensible first step.

Can you get my plant working on the same visit?

Often, yes. Our engineers carry the most common parts, such as blowers and pumps, so many repairs are done there and then. For less common parts we’ll order them and come back.

Do you install new treatment plants?

Yes. If your old plant or septic tank needs replacing, we can quote for a new treatment plant and, if needed, a new drainage field.
