What good looks like
Drainage on managed sites: what good looks like
Shared drainage is easy to forget until a pump station alarm goes off at 2am or a resident complains about the smell. The best-run sites have a few things in common.
Planned, not reactive
Every asset is known and has a maintenance schedule. Emergency call-outs become the exception, and the cost of running each site is predictable, which makes service charge budgets easier to set and defend.
Evidence on file
Reports after every visit, waste transfer notes for every load and the contractor’s RAMS and insurance. If a resident, a board or the Environment Agency asks, the answer is already in the file.
Responsibility is clear
You know which pipes, pumps and tanks are the management company’s, which belong to the water company and which are each owner’s. Our guide to who is responsible for drains explains the rules.
Residents are on side
People know what not to flush and who to call. On shared developments, wipes and fat cause more pump station failures than anything else, and a little communication goes a long way.

What we offer
How we work with managing agents
Everything you need to keep the drainage on your sites running, and to show it’s being looked after.
Planned maintenance contracts
A schedule for every asset on every site. Our office books the visits, confirms them with you and keeps them on track.
A report after every visit
What we found, what we did and anything that needs attention, with photos where they help. Easy to forward to a board or residents.
A named contact
One person who knows your sites, your access arrangements and your preferences, so you’re not explaining it all again.
Invoicing by site
Invoices split by development and quoting your PO numbers, so costs land in the right service charge budget.
Compliance paperwork
RAMS, insurance certificates, training records and a waste transfer note for every load, on request.
24/7 emergency cover
One number for site staff and residents, answered day and night. Tankers to stop an overflow, engineers to fix the cause.
One contractor
Every drainage asset on your sites
Rather than a different firm for each job, one team looks after the lot, and knows how each part affects the others.
Sites we look after
The kinds of property we work on
Blocks of flats
Leasehold blocks and apartment developments, often with a shared pump station or interceptor.
Private estates
Estates with shared pump stations, treatment plants or septic tanks run by a management company.
Commercial and mixed use
Retail parks, offices and mixed-use buildings with grease traps, interceptors and busy drains.
Parks, care homes and schools
Holiday and caravan parks, care homes and schools, where downtime isn’t an option.
We also have pages for hotels, care homes, schools, holiday parks and business parks, or see every sector we work with.
Getting started
How it works
Site visit
We visit each site, record every drainage asset and its condition, and look through any records you already have.
A plan for each site
We propose a maintenance schedule and costs for each development, so you can budget and, where needed, consult leaseholders.
Visits and reports
Our office books the visits and our own crews carry them out. You get a report and waste transfer notes after each one.
Ongoing support
Your named contact keeps the schedule on track, flags anything that needs attention, and is there when something goes wrong.
Why planned maintenance pays for itself
On a routine service of a pump station on a private estate, our engineer found the float switch brackets had corroded. Left alone, they could have failed, leaving the pumps without the signal to start and residents with an alarm and a filling chamber.
Instead, the brackets were replaced before they failed, in about two hours on site. That’s the difference a schedule makes.

Questions answered
Questions from managing agents
Do you offer planned maintenance contracts for property management companies?
Yes. We set up planned maintenance for the drainage on each site you manage, including pump stations, treatment plants, septic tanks, cesspits, interceptors and drains. Our office books and confirms the visits, and you get a written report after each one.
Can you invoice each development separately?
Yes. We invoice by site and quote your purchase order numbers, so costs are easy to allocate to the right service charge budget.
What paperwork can you provide before you start?
We can supply risk assessments and method statements (RAMS), insurance certificates and training records, including confined space entry, on request. Every load we remove comes with a waste transfer note.
Who is responsible for a shared pump station on a private estate?
Many private pump stations serving more than one property and pumping into the public sewer were transferred to the water companies by 2016. Others, including those on newer or private estates, may be the responsibility of the management company until they are adopted. We can help you work out which assets are yours.
What happens if something goes wrong out of hours?
Our emergency line, 03333 233577, is answered 24 hours a day, 365 days a year. We can send a tanker to stop an overflow and an engineer to find and fix the fault.
Can you take over from our current contractor?
Yes. We usually start with a site visit to record what is there, check its condition and look at any records you have, then propose a maintenance schedule for each site.
Do you subcontract the work?
No. Our tankers, engineers and office team are all our own, so the people who plan the work are the people who do it.
Which areas do you cover?
We work across Surrey, West Sussex, East Sussex, Kent, Hampshire and London, from our office in Smallfield and our tanker yard in Copthorne.
