Why business parks are different
Many tenants, one set of drains
On a business park, what one tenant puts down the drain can cause a problem for everyone, and the landlord or managing agent is often left to sort it out.
Oil and fuel
Workshops, yards and car parks rely on interceptors to stop oil reaching the drains and the environment.
Food units
Fat from takeaways and food production blocks shared drains.
Big paved areas
Large yards and car parks send silt and rainwater into gullies that need regular clearing.
Clear responsibility
Leases, shared drains and water company assets: knowing who’s responsible for what.

Questions answered
Questions from landlords and managing agents
How often should an oil interceptor be emptied?
It depends on the size of the interceptor and how much oil and silt reaches it. Follow the manufacturer’s guidance, inspect it regularly and empty it before the oil and silt build up too far. We can set up a schedule and keep records.
Who is responsible for shared drains on a business park?
Usually the landlord or management company looks after shared drains, and tenants are responsible for what they put into them, depending on the lease. Shared drains that connect to a public sewer may belong to the water company. Our guide to who is responsible for drains explains more.
Do businesses need permission to discharge to the sewer?
Anything other than domestic sewage, such as process water or wash water, is trade effluent and usually needs consent from the water company before it goes into a public sewer.
Can you clear gullies across the whole estate?
Yes. We clear gullies, channel drains and silt traps across business and industrial estates, and can plan it before winter.
Can you find out which unit is causing blockages?
Often, yes. A CCTV survey can show where fat, silt or debris is entering the shared drain, which helps you deal with the source.
Can you invoice each estate separately?
Yes. We invoice by site and quote your purchase order numbers.
Can you supply RAMS and insurance documents?
Yes. We can supply risk assessments and method statements (RAMS), insurance certificates and training records, including confined space entry, on request.
Do you offer 24/7 cover?
Yes. Our emergency line, 03333 233577, is answered 24 hours a day, 365 days a year.
