Septic Tank & Drainage Services in Reigate

Drains, septic tanks and treatment plants looked after in Reigate and the villages between the North Downs and the Weald.

Reigate is an old market town at the foot of the North Downs, with a historic high street, large period houses and plenty of mature gardens. In town, our work is mostly drains: older clay pipes, tree roots and shared runs that block or crack. A CCTV survey is often the first step.

South and west of the town, the landscape opens out into the Weald. Villages like Leigh, Sidlow, Buckland and Betchworth have a lot of homes on septic tanks, cesspits and treatment plants, many of them on clay that drains slowly. To the north, the chalk of the Downs and the sandy greensand ridge drain much more freely.

We’re a short drive away in Smallfield, work in the Reigate area most days, and answer the phone 24 hours a day, 365 days a year.

What we do for Reigate customers

01
Clearmasters drainage vans on site

Drain clearance and root removal

Big gardens and mature trees are lovely, but roots are one of the most common causes of blocked and broken drains in Reigate. We clear blockages with high-pressure jetting, cut out roots and tell you whether the pipe needs repairing.

Clearmasters engineers and vans at work on a commercial site

CCTV drain and septic tank surveys

Before you buy a period property, or when a drain keeps causing trouble, a CCTV survey shows what’s underground. For homes with a septic tank, we can also survey the tank and tell you whether it meets the General Binding Rules.

Septic tanks and cesspits in the Weald villages

Around Leigh, Sidlow and Buckland, we empty septic tanks and cesspits for homes and farms. On clay, regular emptying keeps solids out of the drainage field and helps it last.

Treatment plant servicing and repairs

If you have a treatment plant, it needs servicing at least once a year. Our engineers service the common makes, carry the most common parts, and repair them when something fails.

Local knowledge

Drainage around Reigate: what to know

Downs to the north, Weald to the south.

Chalk and greensand

North of the town, chalk and sandy ground drain well. Soakaways usually work, but check the rules near drinking water sources.

Weald clay to the south

In the villages towards Leigh and Sidlow, heavy clay drains slowly and drainage fields can struggle in winter.

Period homes

Older houses often have drains that have been extended over the years. A survey shows where everything goes before any work starts.

What our customers say

★★★★★

The operators telephoned us to advise they were on their way and the tanker arrived exactly on time. Extremely professional and friendly service as usual. Would recommend to anyone especially if difficult access to the site is a feature.

How it works

What happens when you book

The same simple process for every job.

  1. Step 1

    Tell us what you’ve got

Call us or book online and tell us what’s happening or what you’d like surveyed. If you’re buying, let us know your deadline.

  2. Step 2

We come out and do the job

We send the right van, tanker or engineer. It helps if:

    • there’s room to park a tanker close to the tank, trap or manhole
    • lids, covers and hatches are clear and easy to find
    • you tell us about narrow access, gates or site rules before we arrive
  3. Step 3

    Paperwork and the next visit

You get a waste transfer note for anything we take away, and a written report after a survey or service. If it’s a regular job, we’ll remind you when the next one is due.

Questions answered

Reigate septic tank and drainage FAQs

What homeowners in and around Reigate ask us most.

Can tree roots really break a drain?

Yes. Roots find their way in through tiny cracks and joints looking for water, then grow and widen the gap. Over time they can block the pipe completely or break it. Jetting and root cutting clear them; a survey shows if a repair is needed.

Should I have the drains surveyed before buying a period house?

It’s a good idea. Older drains are often clay, may have been altered over the years, and can hide cracks or roots. A survey costs far less than a repair.

Does my septic tank in Leigh need upgrading?

If it discharges directly into a ditch or stream, yes, under the General Binding Rules. If it goes to a working drainage field, it can usually stay. Read the rules on GOV.UK or ask for a survey.

Why is my drainage field waterlogged?

South of Reigate, the clay drains slowly and can become saturated in winter. Solids escaping from a tank that isn’t emptied often enough make it worse.

How often should a treatment plant be serviced?

At least once a year. Most also need emptying about once a year, and we can do both on one visit.
