Septic Tank Emptying in Reigate

Regular and emergency septic tank and cesspit emptying for homes and farms in the villages south and west of Reigate.

Reigate town is sewered, so our tankers mostly head out to the farmland beyond it. Leigh, Dawesgreen, Norwood Hill, Irons Bottom and the lanes around Sidlow have plenty of houses and farms on septic tanks and cesspits, and there are more scattered along the lanes towards Buckland.

Almost all of that countryside is Weald clay. Woodhatch, on the southern edge of town, is built on it, and it carries on south towards Horley. Clay takes in effluent slowly, so a septic tank here needs emptying before the sludge gets deep enough to spill into the drainage field and clog it.

We offer one-off empties and regular schedules, and a crew is working around Reigate most days. Every load comes with a waste transfer note, and our tankers range from 2,000 to 4,000 gallons. If a tank is overflowing at night, call 03333 233566. If you’ve just moved into a house on private drainage and don’t know when the tank was last done, we’ll empty it and suggest how often to come back.

What's included

What you get with every empty

It’s more than just a pump-out.

  • Cesspits as well as septic tanks

We empty sealed cesspits and holding tanks too, as one-off jobs or on a regular cycle.

  • Paperwork you can keep

Your waste transfer note shows what was taken and where it went, which is useful when you sell or let the property.

  • A look before we start

The operator checks the level and condition of the tank first, so anything unusual is spotted before the pump goes on.

  • Inlet and outlet cleared

Every tanker carries jetting kit, so a blocked inlet or outlet pipe can be cleared on the same visit.

  • Waste taken away legally

Everything we remove goes to a licensed treatment site, and you get a waste transfer note for your records.

  • Advice on your drainage field

If the tank is backing up because the soakaway or drainage field can’t cope, we’ll tell you so you’re not paying for empties that won’t fix it.

A Clearmasters tanker emptying a tank at a rural property

Sidlow, Flanchford and the River Mole

The Mole winds past Sidlow and under Flanchford Bridge near Leigh, through flat fields that hold water after rain. Homes close to the river often find their drainage field stays wet for weeks at a time. A full tank makes that worse, because the overflow has nowhere to go.

If your field is waterlogged most winters, emptying more often buys time, but the field itself may be worn out. We can look at the whole system and quote for a new drainage field designed for the clay. Checking the tank and the field first shows which of them is really causing the trouble.

Septic tank or cesspit?

A septic tank separates the solids and lets the liquid drain away to a soakaway or drainage field, so it only needs emptying when the sludge builds up. A cesspit is sealed and simply fills up, so it needs emptying far more often.

Questions answered

Septic tank emptying FAQs

Do many homes around Leigh and Sidlow have septic tanks?

Yes. Outside Reigate and Redhill, much of the countryside isn’t on the public sewer, so farms and houses in places like Leigh, Sidlow, Dawesgreen and Norwood Hill often have a septic tank or cesspit. If you’re not sure what you have, a survey will tell you.

Will emptying fix a smell from my tank?

Sometimes. If the tank is simply full, emptying it will help. If the smell comes from a blocked outlet or a failing drainage field, we’ll tell you what we find so you can put the cause right.

Can I go on a regular schedule?

Yes. Many customers have their tank emptied on a set cycle, and our office gets in touch when the next one is due, so you don’t have to remember.

Can your tanker get down the narrow lanes around Norwood Hill?

Usually. We run tankers from 2,000 to 4,000 gallons and carry long lengths of hose, so we can often park on the lane and reach the tank from there. Tell us about tight bends, low branches or soft verges when you book.

My cesspit fills up very fast. Is that normal?

Cesspits fill quickly because nothing drains out. But if yours fills much faster than it used to, rainwater or groundwater may be getting in, or the tank may be damaged. A survey will find out which.

What is a waste transfer note?

It’s a record of what waste was taken, who took it and where it went. Householders have a duty to make sure their waste goes to a registered carrier, so keep the note we give you after every empty.
