Sewage Treatment Plant Servicing in Guildford

Yearly servicing and repairs for sewage treatment plants at homes, barn conversions, farms and rural businesses around Guildford.

When a house near Guildford is built or rebuilt away from the sewer, a treatment plant is now the usual answer. You’ll find them at barn conversions, replacement houses on big plots, farms and livery yards, and at country businesses where an old septic tank was never going to cope with the numbers.

Some plants here were put in to replace a tank that no longer met the rules, while others arrived with a brand new home. Either way, they depend on moving parts. A blower that has run day and night for years, or a pump sitting in a wet chamber, will wear out in the end, and the first sign is often a smell or an alarm rather than anything you can see.

Our engineers service all the common makes around Guildford, test the blower and pumps, clean the filters and leave a written report for the property file. If the plant needs desludging, our tanker can do it on the same visit.

What's included

What our engineers look at

Each visit follows a full checklist and ends with a written record.

  • A written service record

You get a record of the visit and our advice, handy for your files or when you sell the property.

  • Wear parts spotted early

Worn diaphragms, noisy bearings and tired pumps are flagged before they fail.

  • Lid and access

The lid, seals and fixings are checked so the plant stays safe and watertight.

  • High-level alarm

The alarm is tested so it will warn you if the plant starts to back up.

  • Pumps and floats

Any pumps are run and tested, and floats are checked to make sure they move freely.

  • Sludge levels measured

We measure the sludge and arrange desludging when it’s due, often on the same visit.

Keeping your plant working

Plants that run into the Wey’s streams

Plenty of plants on the farmland around Guildford send their treated water to a ditch or brook rather than into the ground. Those streams feed the River Wey, which flows through the middle of the town. Under the General Binding Rules, a treatment plant may discharge to a watercourse, but only if it’s maintained to the maker’s schedule and the water coming out is properly treated.

A plant that has quietly stopped working can foul a ditch for months before anyone notices. A yearly service, with the outlet looked at each time, keeps you within the rules and keeps the ditch clean.

Staying within the rules

Treatment plants that discharge to the ground or to a watercourse must be maintained in line with the manufacturer’s instructions under the General Binding Rules, with the sludge removed regularly.

Your service record shows the plant has been looked after, which buyers and their solicitors often ask to see.

Questions answered

Treatment plant questions

My plant near the Clandons discharges to a ditch. Is that allowed?

It can be. Under the General Binding Rules a treatment plant may discharge to a ditch or stream, as long as it’s serviced as the maker recommends and the watercourse normally flows all year. A septic tank on its own can’t discharge to a watercourse at all. If you’re not sure which you have, we can tell you on a visit.

Do you install new treatment plants?

Yes. If your old plant or septic tank needs replacing, we can quote for a new treatment plant and, if needed, a new drainage field.

Can I take over a plant when I buy a house?

Yes, and it’s worth booking a service soon after you move in, so you know its condition and get a fresh service record. Ask the seller for any manuals and past records too.

Does a plant on the chalk around Guildford need extra care?

It needs the same yearly service, but the stakes are higher. Water sinks into chalk quickly, and the chalk of the North Downs holds drinking water. A plant that’s working properly does no harm. One with a failed blower can let poorly treated effluent reach the ground, so faults are worth fixing promptly.

My plant smells. What does that mean?

A healthy plant shouldn’t smell much. A strong smell often means the blower has stopped and the bacteria have died off, or the sludge is overdue for removal. Call us and we’ll check it.

What’s the difference between servicing and emptying?

A service checks the mechanical and electrical parts: blower, pumps, floats, alarm and panel. Emptying, or desludging, removes the sludge that builds up. Most plants need both, and we can do them on the same visit.
