Sewage Treatment Plant Servicing in Cranleigh

Treatment plants around Cranleigh serviced every year, repaired when they fail and desludged from our own tankers.

With so much heavy clay around Cranleigh, a drainage field is often a poor bet, and many properties use a treatment plant that sends cleaned water to a ditch or brook instead. You’ll see them at converted farm buildings, at newer houses on the lanes out of the village, and at older homes where a septic tank has been replaced.

A plant only cleans the water properly while every part is working. The blower keeps air moving so the bacteria can do their job, and pumps and floats move the water through. If one of those stops, the plant can carry on filling and emptying for weeks while sending poorly treated water into the ditch. An alarm is there to warn you, but only if it works.

Around Cranleigh, our engineers check every working part of the plant and write up what they find. Our tanker can desludge the plant on the same visit. If the plant has been neglected for a while, we’ll tell you what it needs to get it working properly again.

What's included

What our engineers look at

Each visit follows a full checklist and ends with a written record.

  • Control panel

We check the panel, its settings and any warning lights, and make sure it’s safe.

  • Wear parts spotted early

Worn diaphragms, noisy bearings and tired pumps are flagged before they fail.

  • Blower and air supply

We check the blower is running correctly and that air is reaching the diffusers, because that’s what keeps the bacteria working.

  • Lid and access

The lid, seals and fixings are checked so the plant stays safe and watertight.

  • The final effluent

We look at what’s leaving the plant, which is a quick guide to whether it’s treating properly.

  • Sludge levels measured

We measure the sludge and arrange desludging when it’s due, often on the same visit.

The brooks that feed Cranleigh Waters

Most of the countryside around Cranleigh drains into Cranleigh Waters, which flows north past Wonersh and Bramley to join the Wey at Shalford. It is fed by a web of small brooks, including Cobbler’s Brook, which rises on the greensand at Ewhurst and runs through Baynards Park to Vachery Pond.

In 2019 Cranleigh Waters was rated only moderate for ecology, and it failed its chemical tests. Every plant that discharges into those brooks has to meet the General Binding Rules, and a yearly service is the best way to show yours does.

Staying within the rules

Treatment plants that discharge to the ground or to a watercourse must be maintained in line with the manufacturer’s instructions under the General Binding Rules, with the sludge removed regularly.

Your service record shows the plant has been looked after, which buyers and their solicitors often ask to see.

Questions answered

Treatment plant questions

Our plant near Ewhurst discharges to a brook. What are our responsibilities?

Under the General Binding Rules the plant must be serviced to the maker’s schedule, desludged by a registered carrier and fixed quickly when it breaks down. Those brooks feed Cranleigh Waters, so pollution is taken seriously. Hang on to the service records, because they’ll be asked for when you sell.

Does the blower need to run all the time?

On most plants, yes. The blower keeps air flowing to the bacteria that treat the waste. If it stops for long, the plant stops treating properly and can start to smell.

What’s the difference between servicing and emptying?

A service checks the mechanical and electrical parts: blower, pumps, floats, alarm and panel. Emptying, or desludging, removes the sludge that builds up. Most plants need both, and we can do them on the same visit.

Why do so many homes around Cranleigh have treatment plants rather than septic tanks?

The Wealden clay around Cranleigh drains slowly, so drainage fields often struggle. A treatment plant cleans the water well enough to discharge to a ditch or brook, which a septic tank on its own isn’t allowed to do. That makes it the usual choice when a system is replaced.

Do you service my make of plant?

We service and repair the common makes, including Klargester, Conder, Marsh, Graf, Tricel and WPL Diamond. If you’re not sure what you have, send a photo of the lid or panel when you get in touch.

Can I take over a plant when I buy a house?

Yes, and it’s worth booking a service soon after you move in, so you know its condition and get a fresh service record. Ask the seller for any manuals and past records too.
