Septic Tank & Cesspit Emptying in Horsham

Tank emptying, treatment plant servicing and drainage work for homes, farms and businesses across Horsham and the surrounding villages.

Many homes around Horsham aren't connected to mains sewers, especially in the villages and farmland outside the town. If yours is one of them, you'll rely on a septic tank, cesspit, sewage treatment plant or pump station, and you'll need someone dependable to keep it working. Clearmasters has been doing this across West Sussex for more than 34 years. We use our own tanker fleet and our own engineers, and we don't subcontract the work.

The ground around Horsham is mostly heavy Weald clay, and that affects how off-mains systems behave. Clay drains slowly. As a result, soakaways and drainage fields can struggle in wet winters, and tanks can back up sooner than their owners expect. Our crews work on these systems regularly, so they can tell you whether your tank just needs emptying or whether something else is causing the problem.

We usually have a tanker in the Horsham area several times a week, so routine emptying can often be booked within a few days. For emergencies, including overflowing tanks and failed pumps, we're available 24 hours a day, every day of the year.

Tank emptying

Septic tank and cesspit emptying

Septic tanks and cesspits need different handling. A septic tank separates solids and lets treated liquid flow out to a drainage field. A cesspit is a sealed tank that only holds waste, so it fills much faster and often needs emptying every few weeks. Our tankers carry between 2,000 and 4,000 gallons and all have jetting equipment. That means one visit can empty the tank and clear the inlet and outlet pipes. Many rural properties around Horsham sit at the end of long drives or narrow lanes, so we'll check access when you book. We're a registered waste carrier, and every load is disposed of legally with full paperwork.

Service and repair

Treatment plant and pump station servicing and repair

Sewage treatment plants and pump stations are common on newer rural homes, barn conversions and small developments around Horsham. They have mechanical parts that need regular servicing. If a blower, pump or float switch fails, the whole system can stop working within days. Our qualified engineers service and repair all the main makes and sizes. They'll explain in plain English what they've found and what needs doing. Regular servicing also helps you comply with the Environment Agency's General Binding Rules. Those rules require systems that discharge to a watercourse, or to a drainage field to be kept in good working order.

CCTV services

CCTV drain surveys

If a drain keeps blocking or a drainage field isn't coping, the cause is usually underground. Common causes are tree roots, pipes that have moved or cracked in shrinking clay soil, or poor original installation. Our CCTV teams send a camera through the pipework to find the exact problem and its location, so there's no need for exploratory digging in your garden. You get a written report with footage, which is also useful when you're buying or selling a property with a private drainage system.

Drainage groundworks

Drainage fields and groundworks

Some septic tanks around Horsham discharge straight to a ditch or stream. Under the General Binding Rules, those systems must be upgraded, typically by adding a drainage field or replacing the tank with a treatment plant. Drainage fields also wear out over time, and Weald clay makes them harder to design well. We carry out percolation tests before recommending anything, and we size each system to the ground it's going into. We handle the whole job, from replacement drainage fields to new treatment plant installations, and we keep disruption to your property as low as possible.

Replacing corroded float brackets at a pump station in Southwater

The problem

During a routine six-monthly service earlier in the month, our engineer found that both float brackets in the pump station on a private estate in Southwater had corroded. These brackets hold the float switches that tell the pumps when to start and stop. If a bracket gives way, the floats can drop or tangle and the pumps may not switch on, so the station can fill up and back up into the drains.

What we did

We went back on 23 September and replaced both corroded brackets with two new 4-hook float brackets. Once they were fitted, we gave the whole system a full check to make sure the pumps, floats and alarm were all working as they should.

The result

The problem was fixed within two hours, before the old brackets failed and turned into an emergency call-out. It's a good example of why regular servicing matters: small faults get caught while they're still quick and inexpensive to put right.

Always receive a great service from the guys that arrive but also from the office who always remind me when my tank is due to be emptied. Very professional and helpful

Francoise P Horsham - RH13
★★★★★

First of all the engineer attended site exactly on time and the slot had been within a couple of days of phoning. The required work was completed and the motor realigned to prevent future wear. The engineer also provided advice and a written report. I was not only impressed with the attention to detail, but the rates for the work were very reasonable - just parts (with a 12month warranty) and labour. There were no callout or other unfair charges on top.

Questions answered

Septic tank & cesspit FAQs

The questions Horsham homeowners ask us most often about emptying, servicing and the rules for off-mains drainage.

How often should a septic tank be emptied?

Most household septic tanks need emptying about once a year. The right interval depends on the size of your tank and how many people live in the property, so a large family in a small tank may need it more often.

The same applies to sewage treatment plants: Environment Agency guidance says the sludge should be removed before it reaches maximum capacity, and at least once a year.

How often does a cesspit need emptying?

Much more often than a septic tank. A cesspit is a sealed holding tank with no outlet, so everything that goes down your drains stays in it until it's emptied. Depending on its size and how much water you use, that can mean every few weeks.

We can put you on a regular emptying schedule so you never have to think about it.

What's the difference between a septic tank, a cesspit and a treatment plant?

A cesspit simply stores waste until it's emptied. A septic tank lets solids settle, then sends the liquid out to a drainage field or soakaway. A sewage treatment plant goes further, using air and bacteria to clean the wastewater so it can be released more safely. Treatment plants have motors and pumps, so they need regular servicing as well as emptying.

Not sure which one you have? Give us a call and we'll help you work it out.

How much does septic tank emptying cost in Horsham?

The price depends mainly on how much waste needs removing and how easy it is to reach your tank. We give free quotations, and we only charge for what we actually take away, so if your tank holds less than expected, your invoice will reflect that.

Call 03333 233566 for a quote.

Does my septic tank need replacing under the General Binding Rules?

If your septic tank discharges straight into a ditch, stream or other watercourse, the Environment Agency's General Binding Rules say it must be upgraded as soon as possible. The options are to connect to the mains sewer, replace the tank with a sewage treatment plant, or install a drainage field.

If you're buying or selling a property with a septic tank, who pays for any upgrade should be agreed as part of the sale. We can survey your system and tell you exactly where you stand. You can read the full rules on GOV.UK.

Why does my drainage field struggle in winter?

Much of the Horsham area sits on heavy Weald clay, which drains slowly and gets waterlogged in wet weather. When the ground can't absorb any more, water from your septic tank has nowhere to go and backs up.

Warning signs include slow-draining sinks, gurgling pipes, bad smells, and soggy or unusually green patches of grass over the drainage field. Our CCTV surveys and percolation tests can show whether it needs repair or replacement.

My tank is overflowing. What should I do?

Cut your water use straight away: hold off on baths, showers, the washing machine and the dishwasher, and flush as little as possible. Keep children and pets away from any overflow.

Then call us on 03333 233566. We run emergency call-outs 24 hours a day, 365 days a year.

Do you cover my village?

Very likely. We cover Horsham and the villages around it, from Rudgwick and Slinfold to Cowfold, Henfield and Storrington. See the full list of areas we cover, or call us with your postcode and we'll confirm straight away.
