Sewage Treatment Plant Servicing in Abinger

Servicing, repairs and desludging for plants serving cottages, farms and conversions across Abinger parish.

The Tillingbourne flows right through Abinger Hammer, fed by springs and streams from the greensand slopes to the south. Homes near the river or its side streams often discharge treated water straight into them. That’s allowed under the General Binding Rules, but only from a treatment plant in good working order.

Elsewhere in the parish, plants turn up at barn conversions, rebuilt farmhouses and newer homes where a soakaway alone wouldn’t cope. On the clay around Forest Green and Oakwood Hill, a plant discharging to a ditch is often the most practical answer, as ordinary soakaways struggle there. Some plants serve a single cottage, while others take waste from a farmhouse and several converted buildings at once.

The whole parish lies within the Surrey Hills National Landscape, so a clean discharge matters here. Each visit ends with a written report, which gives you proof of maintenance if a buyer or the Environment Agency ever asks. If it needs desludging, we can usually do that on the same visit.

What's included

What a service covers

Our engineers go through the whole plant, not just what you can see from the lid.

  • The final effluent

We look at what’s leaving the plant, which is a quick guide to whether it’s treating properly.

  • Pumps and floats

Any pumps are run and tested, and floats are checked to make sure they move freely.

  • Blower and air supply

We check the blower is running correctly and that air is reaching the diffusers, because that’s what keeps the bacteria working.

  • Filters and media

Where your plant has filters or media, we check they aren’t blocked or clogged.

  • Baffles and pipework

We check the baffles, inlet and outlet are clear and undamaged, so waste moves through the chambers properly.

  • A written service record

You get a record of the visit and our advice, handy for your files or when you sell the property.

The Tillingbourne at Abinger Hammer

At Abinger Hammer the river was channelled in the 16th century to power an iron mill, and the old hammer pond was later turned over to watercress. Clean water still matters here. A plant that is overdue for desludging can send cloudy, smelly effluent into the stream, which is exactly what the rules aim to stop.

If you’re not sure where your plant discharges, we can find out. Our drain tracing follows the route from the plant to its outlet, which is worth knowing before you sell. It also confirms whether the outlet runs to the river, a ditch or a soakaway.

Desludging

Every treatment plant builds up sludge, and it needs removing before it goes beyond what the plant can hold, usually at least once a year. Leave it too long and solids can carry over into the final chamber and out to your drainage field or watercourse.

We can desludge on the same visit as your service, using our own tankers.

Absolutely phenomenal service from Clearmasters. Not only did they come out and fix our drainage with a moments notice, they did it with a smile on their face and were extremely polite, helpful and knowledgable whilst doing so. After being let done by another local company, Clearmasters came to our rescue. A massive thank you to both Max and Matt. Highly, highly recommend

Questions answered

Treatment plant servicing FAQs

My house near the Tillingbourne has an old septic tank. Do I need to change it?

If it drains straight into the river or a ditch, yes. Septic tanks are no longer allowed to discharge to surface water. Most owners replace them with a treatment plant, though on free-draining ground a new drainage field can sometimes be used instead. A survey shows which applies.

Is servicing a legal requirement?

If your plant discharges to the ground or a watercourse, the General Binding Rules say it must be maintained by someone competent in line with the manufacturer’s instructions. Regular servicing is the simplest way to show that.

My treatment plant alarm is going off. What should I do?

Cut your water use right down and call us. Don’t switch the plant off unless it’s unsafe. Most alarms mean a blower, pump or float has failed, and we can usually find the fault on the first visit.

Do treatment plants work on the clay at Forest Green?

Yes. The plant treats waste inside its own tanks, so clay doesn’t affect that part. What matters is where the cleaned water goes. On clay, a ditch or a specially sized drainage field is usually needed, because an ordinary soakaway can fill up in winter.

Can you get my plant working on the same visit?

Often, yes. Our engineers carry the most common parts, such as blowers and pumps, so many repairs are done there and then. For less common parts we’ll order them and come back.

What’s the difference between servicing and emptying?

A service checks the mechanical and electrical parts: blower, pumps, floats, alarm and panel. Emptying, or desludging, removes the sludge that builds up. Most plants need both, and we can do them on the same visit.
