Septic Tank Emptying & Servicing in Oxted

Septic tanks, cesspits and treatment plants emptied, serviced and repaired in Oxted and the villages of Tandridge, close to our Smallfield office.

Oxted sits below the North Downs in the far east of Surrey, surrounded by some of the county’s most rural countryside. The town is on mains drainage, but the villages around it, from Limpsfield Chart and Tandridge to Lingfield, Dormansland, Crowhurst and Blindley Heath, have a large number of homes on septic tanks, cesspits and treatment plants.

This is classic Surrey Hills and Weald country. The chalk and sandy ridges north of the town drain well, but most of the land to the south is heavy Weald clay that holds water all winter. Drainage fields there have a hard time, and a lot of older properties still rely on cesspits because a soakaway was never an option.

We’re based in Smallfield, a short drive away, and have looked after systems in this area for many years. We answer the phone 24 hours a day, 365 days a year.

Repairs when something fails

Downs to the north, clay to the south, and a lot of private drainage.

Weald clay

South of Oxted, the clay holds water through the winter. Drainage fields often struggle, which is why so many older homes have cesspits.

Cesspits fill fast

With no outlet, a cesspit can need emptying every few weeks. Regular booked collections stop it getting close to full.

How it works

What happens when you book

The same simple process every time.

  1. Step 1

    Tell us what you’ve got

Call us or book online and tell us what kind of system you have and how often it’s emptied, if you know.

  2. Step 2

We come out and do the job

We book a date that suits you and send the right tanker. It helps if:

    • there’s firm standing for a tanker, as clay lawns and verges get soft in winter
    • tank lids and inspection covers are uncovered and easy to find
    • you tell us about narrow lanes, gates or livestock before we arrive
  3. Step 3

    Paperwork and the next visit

You get a waste transfer note for anything we take away, and a written report after a survey or service. If it’s a regular job, we’ll remind you when the next one is due.

Questions answered

Oxted septic tank and cesspit FAQs

What homeowners and farms around Oxted ask us most.

How often does a cesspit need emptying?

It depends on its size and how much water you use, but often every few weeks to a few months. We can work out a schedule and book regular collections.

Can I replace my cesspit with something that needs emptying less often?

Often, yes. A treatment plant discharging to a drainage field or watercourse needs emptying far less often, but it needs suitable ground or a permitted discharge. A survey will tell you what’s possible.

Why does my drainage field flood every winter?

South of Oxted the Weald clay holds water, so drainage fields can be saturated for months. Keeping solids out with regular emptying helps; sometimes the field needs extending or replacing.

Do you service treatment plants in Lingfield and Dormansland?

Yes. We service and repair treatment plants throughout Tandridge, and empty the sludge when it’s due.

Do I need a permit for my septic tank?

Most small household systems don’t, as long as they meet the General Binding Rules. Read the rules on GOV.UK, or ask us for a survey.

How close are you to Oxted?
