Septic Tank & Cesspit Emptying in Oxted

Septic tanks and cesspits pumped out for homes, farms and stables in the countryside around Oxted, on a schedule or whenever you need it.

Oxted town and Hurst Green drain to the public sewer. Head out along the lanes, though, and private drainage soon takes over. Farmhouses near Crowhurst, cottages around Tandridge and Titsey, and homes scattered across the commons south of the town often have a septic tank or a cesspit in the garden.

The ground decides a lot. Under the town and up towards Limpsfield Chart there’s sandy rock, which gives a soakaway a fair chance. Drop south past Hurst Green and you reach Weald clay, which a borehole once showed to be more than 150 metres deep. Water sits on that clay for weeks after rain, so septic tank owners down there need to keep solids well away from the drainage field.

We pump out tanks of every size with our own tankers, which hold from 2,000 to 4,000 gallons. You can book a single visit, set up regular collections, or ring 03333 233566 at any hour if a tank is about to overflow.

What's included

What you get with every empty

It’s more than just a pump-out.

  • Advice on your drainage field

If the tank is backing up because the soakaway or drainage field can’t cope, we’ll tell you so you’re not paying for empties that won’t fix it.

  • A reminder when it’s due

If you’d like one, our office will get in touch when your next empty comes round.

  • Cesspits as well as septic tanks

We empty sealed cesspits and holding tanks too, as one-off jobs or on a regular cycle.

  • A look before we start

The operator checks the level and condition of the tank first, so anything unusual is spotted before the pump goes on.

  • A straight answer

If we see a cracked wall, a missing baffle or a blocked outlet, we tell you plainly and explain what can be done.

  • Lids put back securely

Covers are refitted and left safe, so there’s nothing for children, pets or livestock to fall into.

Cesspits on the clay south of Hurst Green

Where the Weald clay starts, a drainage field has very little chance to soak anything away between October and April. That’s why sealed cesspits turn up so often around Crowhurst, Blindley Heath and Lingfield. A cesspit holds every drop that goes down the drains, so a busy household can fill a modest one surprisingly quickly.

If you have a septic tank on this ground, emptying it on time matters even more than usual, because sludge washed into a waterlogged field can clog it for good. A septic tank survey will show whether your outlet and field are still doing their job.

How often does a tank need emptying?

Most household septic tanks need emptying about once a year, though a big family with a small tank may need it more often. Cesspits are a different matter: with no outlet, they can need emptying every few weeks or every few months.

Slow drains, gurgling pipes and smells near the tank are the usual signs it’s due. A regular schedule means it never gets that far.

I've used Clearmasters for the past year and they've always been outstanding! They are very efficient to deal with in the office, they are very reasonably priced and their engineers are among some of the most professional i've met. I would highly recommend them to anyone.

Questions answered

Septic tank emptying FAQs

Is Oxted on mains drainage?

The town and Hurst Green are, but many properties in the surrounding parishes aren’t. Farms and cottages towards Crowhurst, Tandridge and Lingfield commonly use septic tanks or cesspits. If you’re not sure what you have, a lid or two in the garden and no sewerage charge on your water bill are strong clues.

Can I go on a regular schedule?

Yes. Many customers have their tank emptied on a set cycle, and our office gets in touch when the next one is due, so you don’t have to remember.

How big a tanker do you send?

Our tankers range from 2,000 to 4,000 gallons. We choose the size to suit your tank and the access, so tell us about narrow lanes or soft ground when you book.

Why does my soakaway cope near Limpsfield Chart when my friend’s struggles further south?

The sandy ground under Limpsfield Chart and the town lets water drain away fairly freely. A mile or two south it turns to Weald clay, which barely lets water through in winter. Two systems built the same way can behave very differently depending on which side of that line they sit.

Will emptying fix a smell from my tank?

Sometimes. If the tank is simply full, emptying it will help. If the smell comes from a blocked outlet or a failing drainage field, we’ll tell you what we find so you can put the cause right.

Should I add anything to my septic tank?

Generally no. A healthy tank works on its own bacteria. The best thing you can do is keep wipes, fat, oils and strong chemicals out of it and have it emptied regularly.
