Sewage Treatment Plant Servicing in East Horsley

Servicing and repairs for treatment plants at homes, farms and conversions around the Horsleys and the Wey valley villages.

Much of the land around East Horsley has long belonged to estates and farms, and when their outbuildings or lodges become homes, the sewer is rarely close enough to reach. A packaged treatment plant is often the answer, and you’ll find them at conversions, replacement houses and rural properties between the downs and the Wey.

North of the villages, water runs off the London Clay towards the River Wey, which flows past Ockham and Ripley. Where the clay won’t take a drainage field, a plant may discharge to a stream or ditch instead. That’s allowed under the General Binding Rules, but only if the plant is properly maintained and desludged before it gets too full. Owners are expected to show they’ve done both.

We service treatment plants across the area, from single household units to larger plants shared by a few homes. Our engineers carry the common spares, and we keep a record of each visit. If you’re buying a house with a plant, those records are well worth asking the seller for.

What's included

What our engineers look at

Each visit follows a full checklist and ends with a written record.

  • Wear parts spotted early

Worn diaphragms, noisy bearings and tired pumps are flagged before they fail.

  • The final effluent

We look at what’s leaving the plant, which is a quick guide to whether it’s treating properly.

  • Outfall and drainage field

We look at where the treated water goes, so problems with the outlet or drainage field are picked up early.

  • A written service record

You get a record of the visit and our advice, handy for your files or when you sell the property.

  • Baffles and pipework

We check the baffles, inlet and outlet are clear and undamaged, so waste moves through the chambers properly.

  • Lid and access

The lid, seals and fixings are checked so the plant stays safe and watertight.

Repairs and desludging

The Surrey Hills and the Wey valley

The wooded downs above the Horsleys, including Sheepleas, are part of the Surrey Hills National Landscape. If you need to replace an old septic tank up there, or put in a new treatment plant, talk to Guildford Borough Council about planning before any work starts.

Down in the Wey valley around Ripley and Send, the ground is lower and wetter, and a plant close to the river or its streams can be caught by flooding. If water has been over the lids, have the blower and control panel tested before the plant goes back into normal use.

Desludging

Every treatment plant builds up sludge, and it needs removing before it goes beyond what the plant can hold, usually at least once a year. Leave it too long and solids can carry over into the final chamber and out to your drainage field or watercourse.

We can desludge on the same visit as your service, using our own tankers.

Questions answered

Treatment plant questions

Can my treatment plant near Ockham discharge to a stream?

Yes, if it meets the General Binding Rules, which include keeping the plant maintained and desludged on time. On the London Clay around Ockham a drainage field often struggles, so a stream or ditch can be the practical choice. A septic tank on its own is not allowed to discharge to a watercourse.

Does the blower need to run all the time?

On most plants, yes. The blower keeps air flowing to the bacteria that treat the waste. If it stops for long, the plant stops treating properly and can start to smell.

Is servicing a legal requirement?

If your plant discharges to the ground or a watercourse, the General Binding Rules say it must be maintained by someone competent in line with the manufacturer’s instructions. Regular servicing is the simplest way to show that.

Will a new plant near Sheepleas need planning permission?

Possibly. The downs above the Horsleys are in the Surrey Hills National Landscape, where planning is stricter. Check with Guildford Borough Council first, and make sure the design meets the Environment Agency’s rules or that you have a permit for the discharge.

Do you install new treatment plants?

Yes. If your old plant or septic tank needs replacing, we can quote for a new treatment plant and, if needed, a new drainage field.

My plant smells. What does that mean?

A healthy plant shouldn’t smell much. A strong smell often means the blower has stopped and the bacteria have died off, or the sludge is overdue for removal. Call us and we’ll check it.
