Sewage Treatment Plant Servicing in Crawley

Servicing and repairs for treatment plants at converted barns, country homes and small private developments on the edges of Crawley.

When old farm buildings around Crawley are turned into homes, there is often no sewer close enough to join. That’s why so many barn conversions and newer country houses around Rusper, Charlwood and Worth have a packaged treatment plant in the garden rather than a septic tank. A few small private developments on the fringes of the town share one larger plant between several homes.

A plant cleans sewage far better than a septic tank can, and around here that matters. Small streams such as Ifield Brook and the Gatwick Stream carry water from the land around the town into the River Mole. Under the General Binding Rules, a plant that discharges to a watercourse has to be properly maintained, and its sludge taken away before it builds up too far.

Most breakdowns we see come down to a tired blower, a pump that has stopped or a float that has stuck. Our engineers carry the parts for the common faults, so plenty of plants are put right on the first visit. We work on all the usual makes and leave a written record you can keep with your house paperwork.

What's included

What we check at a service

The parts that keep a plant treating properly, and the ones that tend to fail.

  • Filters and media

Where your plant has filters or media, we check they aren’t blocked or clogged.

  • Blower and air supply

We check the blower is running correctly and that air is reaching the diffusers, because that’s what keeps the bacteria working.

  • Control panel

We check the panel, its settings and any warning lights, and make sure it’s safe.

  • Wear parts spotted early

Worn diaphragms, noisy bearings and tired pumps are flagged before they fail.

  • Pumps and floats

Any pumps are run and tested, and floats are checked to make sure they move freely.

  • High-level alarm

The alarm is tested so it will warn you if the plant starts to back up.

Keeping your plant working

Streams that feed the Mole

Crawley sits in the headwaters of the River Mole. The Gatwick Stream drains Worth Forest to the south east, Ifield Brook comes in from the west, and both end up in the Mole on its way north. These streams rise quickly after heavy rain, which is why the Environment Agency built flood storage at Tilgate Lake and Worth Farm.

For anyone with a plant, that means two things. What leaves your plant can reach a stream within a few fields, so it needs to be clean. And a plant near a ditch can be swamped in a flood, so if yours has been under water, ask us to look it over before you start using it normally.

When a plant is beyond repair

Sometimes an old plant costs more to keep running than it’s worth, or it can’t meet the rules for where it discharges. If that’s the case we’ll say so, and we can quote for a replacement.

We install new treatment plants and drainage fields as well as servicing them.

Excellent service from start to finish. The team came out to empty our septic tank and were professional, efficient, and clearly knew exactly what they were doing. They arrived when expected, got the job done quickly and thoroughly, and left everything clean and tidy afterwards. It’s refreshing to deal with a company that provides such reliable service and takes real pride in doing the job properly.

Questions answered

Your treatment plant questions answered

Why do so many barn conversions near Crawley have treatment plants?

Usually because the nearest sewer is too far away. On the clay around Rusper and Charlwood a drainage field may not cope, so many plants discharge to a ditch or stream instead. That’s only allowed from a treatment plant that meets the General Binding Rules, never straight from a septic tank.

My plant smells. What does that mean?

A healthy plant shouldn’t smell much. A strong smell often means the blower has stopped and the bacteria have died off, or the sludge is overdue for removal. Call us and we’ll check it.

How often should a treatment plant be serviced?

Most domestic plants should be serviced at least once a year, and some makers recommend every six months. Your plant’s manual will say, or we can tell you when we see it.

My plant drains to a ditch that runs into Ifield Brook. What do I need to do?

Keep it serviced in line with the maker’s instructions and have the sludge removed before it builds up too far. Both are conditions of the General Binding Rules for a plant discharging to a watercourse. Hang on to your service records, as they show you’ve looked after it properly.

My treatment plant alarm is going off. What should I do?

Cut your water use right down and call us. Don’t switch the plant off unless it’s unsafe. Most alarms mean a blower, pump or float has failed, and we can usually find the fault on the first visit.

Does the blower need to run all the time?

On most plants, yes. The blower keeps air flowing to the bacteria that treat the waste. If it stops for long, the plant stops treating properly and can start to smell.
