Septic Tank & Cesspit Emptying in Edenbridge

Septic tanks and cesspits emptied for homes, farms and businesses around Edenbridge and the villages of the Eden valley.

Edenbridge town is served by Southern Water’s sewers, but step outside it and private drainage is common. Farmhouses around Marsh Green and Stick Hill, cottages in Four Elms, Hever and Markbeech, and homes on the lanes towards Cowden and Crockham Hill often have a septic tank or cesspit of their own. Some outlying homes around Haxted, Lingfield and Dormansland, on the Surrey side of the border, are in the same position.

Most of the land around the town is Weald clay, in the low, flat valley of the River Eden. Clay holds water, and on the flatter fields near the river a drainage field can sit waterlogged for much of the winter. That’s hard on a septic tank system, and it’s why cesspits, which hold everything until they’re emptied, are still found on older farms and cottages.

We work around Edenbridge with tankers holding 2,000 to 4,000 gallons, all fitted with jetting kit for blocked inlet and outlet pipes. Regular customers get a reminder from our office when the next empty is due. If something’s overflowing, call 03333 233566 whatever the hour.

What's included

What our crews do on site

Here’s what to expect when the tanker arrives.

  • Waste taken away legally

Everything we remove goes to a licensed treatment site, and you get a waste transfer note for your records.

  • A straight answer

If we see a cracked wall, a missing baffle or a blocked outlet, we tell you plainly and explain what can be done.

  • Tidy and careful

Hoses are laid neatly and anything we spill is cleaned up before we leave.

  • Cesspits as well as septic tanks

We empty sealed cesspits and holding tanks too, as one-off jobs or on a regular cycle.

  • A look before we start

The operator checks the level and condition of the tank first, so anything unusual is spotted before the pump goes on.

  • Long hose runs

We carry enough hose to reach tanks well away from the drive, through gardens and across paddocks.

When the Eden is high

The Eden and its side streams, including the Kent Brook along the Surrey border, rise quickly after heavy rain. The town has a long history of floods, from the severe one in 1958 to December 2019, when the river burst its banks again.

If a septic tank or cesspit lies in low ground near a stream, floodwater can get in through the lid or push back up the outlet. A tank that has been flooded should be emptied once the water drops, and we can check the pipes while we’re there.

How often does a tank need emptying?

Most household septic tanks need emptying about once a year, though a big family with a small tank may need it more often. Cesspits are a different matter: with no outlet, they can need emptying every few weeks or every few months.

Slow drains, gurgling pipes and smells near the tank are the usual signs it’s due. A regular schedule means it never gets that far.

Questions answered

Septic tank and cesspit questions

Are the villages around Edenbridge on mains drainage?

Parts of some are, but many outlying homes aren’t. Farms and cottages around Marsh Green, Hever, Markbeech and Cowden often have a septic tank, cesspit or treatment plant. Southern Water can tell you whether a public sewer runs near a particular property.

My cesspit fills up very fast. Is that normal?

Cesspits fill quickly because nothing drains out. But if yours fills much faster than it used to, rainwater or groundwater may be getting in, or the tank may be damaged. A survey will find out which.

Can you empty my tank in an emergency?

Yes, we take emergency call-outs 24 hours a day, 365 days a year. Until we arrive, cut your water use right down: no baths, showers, washing machine or dishwasher, and flush as little as possible. Then call 03333 233566.

My drainage field near Edenbridge is soggy all winter. Why?

The Weald clay in the Eden valley drains very slowly, and the water table rises close to the surface after prolonged rain. A drainage field in that ground can stay saturated for weeks. Emptying your tank regularly keeps solids out, and if the field has failed it may need replacing or the system upgrading.

I can’t find my tank. Can you?

Often, yes. Tell us about any manhole covers or where the drains seem to run. If it’s well hidden, we can use CCTV and drain tracing to find the tank and the pipes leading to it.

Do I need to be home when you come?

Not always. As long as we can reach the tank, the lid is uncovered and any gates are open, we can usually do the job and leave the paperwork. Let us know when you book.
