Treatment Plant Servicing in East Grinstead

Servicing, repairs and desludging for treatment plants at homes and small sites across the countryside around East Grinstead.

The River Medway rises near Turners Hill, a few miles west of East Grinstead, and streams draining the area around the town feed the Medway and Weir Wood Reservoir near Forest Row. With a river and a Southern Water reservoir downstream, it matters that private sewage systems here do their job properly, every day of the year.

That’s one reason treatment plants are common around the town. Many rural homes, barn conversions and replacement houses in the High Weald use one, and older septic tanks that once drained to a ditch have often been swapped for a plant to meet the General Binding Rules. Some of those plants are now ten or fifteen years old and starting to need parts.

We look after plants all around East Grinstead, from Felbridge to West Hoathly. Blowers, pumps and floats for the common makes travel in our engineers’ vans, so plenty of faults are fixed on the first visit, and we can arrange desludging at the same time.

What's included

What a service covers

Our engineers go through the whole plant, not just what you can see from the lid.

  • The final effluent

We look at what’s leaving the plant, which is a quick guide to whether it’s treating properly.

  • Pumps and floats

Any pumps are run and tested, and floats are checked to make sure they move freely.

  • Control panel

We check the panel, its settings and any warning lights, and make sure it’s safe.

  • Filters and media

Where your plant has filters or media, we check they aren’t blocked or clogged.

  • Sludge levels measured

We measure the sludge and arrange desludging when it’s due, often on the same visit.

  • Outfall and drainage field

We look at where the treated water goes, so problems with the outlet or drainage field are picked up early.

Building in the High Weald

Almost all the countryside around East Grinstead lies in the High Weald National Landscape. If you’re replacing a septic tank or putting in a new plant, check with your council about planning, and make sure the discharge fits the General Binding Rules or has a permit.

Ground conditions matter as well. On sandstone, a plant can often discharge to a drainage field; on clay, it may need to go to a ditch or stream. When an old system has reached the end of its life, we can help with treatment plant installations.

When a plant is beyond repair

Sometimes an old plant costs more to keep running than it’s worth, or it can’t meet the rules for where it discharges. If that’s the case we’ll say so, and we can quote for a replacement.

We install new treatment plants and drainage fields as well as servicing them.

Questions answered

Your treatment plant questions answered

Do I need planning permission for a treatment plant near East Grinstead?

It depends on the site, so ask the council first. Much of the land around the town is in the High Weald National Landscape, and nearby villages fall under Mid Sussex, Tandridge or Wealden councils. Whatever you install will also have to satisfy the General Binding Rules, or be covered by a permit.

My plant smells. What does that mean?

A healthy plant shouldn’t smell much. A strong smell often means the blower has stopped and the bacteria have died off, or the sludge is overdue for removal. Call us and we’ll check it.

My treatment plant alarm is going off. What should I do?

Cut your water use right down and call us. Don’t switch the plant off unless it’s unsafe. Most alarms mean a blower, pump or float has failed, and we can usually find the fault on the first visit.

My plant drains to a stream near Forest Row. Is that allowed?

It can be. A treatment plant may discharge to a watercourse under the General Binding Rules if it meets their conditions, which include regular maintenance and desludging on time. A septic tank on its own may not. If you’re not sure which you have, we can tell you on a visit.

Can I take over a plant when I buy a house?

Yes, and it’s worth booking a service soon after you move in, so you know its condition and get a fresh service record. Ask the seller for any manuals and past records too.

Is servicing a legal requirement?

If your plant discharges to the ground or a watercourse, the General Binding Rules say it must be maintained by someone competent in line with the manufacturer’s instructions. Regular servicing is the simplest way to show that.
